Every agent involved in a transaction has to complete their Agent Visual Inspection Disclosure, which is a real art form for listing agents. You have to disclose everything without blowing up the deal!

You have to be mindful of the calendar too.  I want the first deal to stick, because if we accept an offer from someone who took a quick spin around and didn’t notice the deferred maintenance, we could find ourselves back on the market around the week of Thanksgiving.

    Why do some people willfully plant something that will cost thousands of dollars in property damage later? They’re like a cult. There’s no reasoning with them.
