Nice setup there, pretty good bang for the buck. It is a ways out there, but if you want peace and quiet and not have to smell what the neighbors are having for dinner, can’t be beat. And really, the “back” way into Encinitas makes El Camino retail not horribly far away. The ‘public’ school keeps class sizes around 20 kids to a class. Unheard of. I assume its non-covenant so you don’t get access to the golf course, but you also then don’t have any HOA’s….
No offense but personally whenever I he3ar “$xxx,000 spent on upgrades” all I think is they want me to pay for their quirky tastes. It is very pretty and all but I suspect they spent $9/sf (min) on the distressed engineered plank hardwood flooring and expect to make a profit on that investment.
Let me clear that up – they’ve spent more than we’re asking.
It is a brutal market in the 92067 – Rancho Santa Fe.
Today there are 239 houses for sale, and only 17 sold over the last 30 days. We just lowered the price $100,000 and I didn’t get one call.
92067 is lagging far behind. It is a lovely place, but large aging houses on large lots that take tons of help to maintain, plus tons of water isn’t really that appealing to many anymore (especially the “working rich”). The ongoing burn of keeping those places going, even the ‘modest’ ones, is tiresome after awhile. Add the little quirks of being on septic, propane and having to go to town and get the mail and no high speed internet in a majority of the zip code, and enough is enough (seriously, people on hughesnet or using their phones for the internet, takes the kids 3x as long to do homework, which is all online… nightmare). Many want to move out and get to the coast but the problem is when they bought, their places cost 2x or 3x the coast, and now it’s an even trade or a deficit. That is assuming there is something on the coast to buy, and they hit the Rancho jackpot of the wall street guy with the 3rd wife who just HAS to live there.
