A good turnout at the open house today – about 60 people attended, and many were serious buyers. Here are today’s thoughts:
was there really beer in fridge?
looks like it was a circus there. 60 people is a lot. Did you have your helper bake cookies?
You talk about competition from new builders. What kid of premium will buyers typically pay just to have new , never lived in?
What part of the new build is most important, the never lived in part or simply new materials?
I guess part of buying now is that you probably don’t have as many people competing to buy this time of year?
I’d say at least a 10% premium for a flipper product just because of the newer look, and they would sell first. Older resales would have discount accordingly, or wait until flipper is off-market.
The seller did have an apple pie in the oven!
Nice home in a GREAT hood, lots of demand to live THERE in Olde Del Mar Heights. Will sell within a week.
