In areas where inventory is ultra-thin, just being priced better than the other active listings is all it will take to find an audience (in other words, the first house will help sell the last house):

Richard sold the house in Sorrento Valley to someone who called off the Zillow listing, and my RSF short-sale has five written offers submitted and we’re more than 10% over than list price. Hopefully we will have a winner tomorrow.
