For those who wonder about the benefit provided by JtR, this is a good example.
Everyone had passed on this house for a year, even though it was one of the cheapest in Solana Beach west of the freeway. One of the biggest hurdles was the listing agent – he was an old codger who wanted to boss everyone around. After two conversation, he got in line so we could proceed.
But the real challenge was to help envision how to bring this 45-year old beater into the 21st century – and deliver workers who could get the job done quickly and efficiently so my clients could occupy within 30 days. Congrats to the buyers who took the ball and ran with it:
Made him an offer he couldn’t refuse, eh? You should change your name from JtR to Jim the Godfather.
Bravo, Jim!
Going to battle for your clients is exactly what sets you apart from the rest.
The concrete wall is the perfect height because it muffles the road noise and it doesn’t block the easterly view.
Wow – 30 days! Impressive.
where did you find the international consultant?
Hi Jim –
I love the interior work but the property wall is just hideous. It creates a bunker mentality and doesn’t build community at all.
It creates a bunker mentality and doesn’t build community at all.
The wall is only two weeks old – they have plans for shrubs and greenery.
I dig the bunker mentality though!
Amazing how much a new fence with quality wood and/or finish enhances the aesthetics. My guess is the wall ultimately creates privacy and security for the location which is a good one either way. Great job once again Jim.
I like the wall…it’s no fun to have headlights shining into your house all night long from that busy road that turns right in front of the house.
Way to go Jim…isn’t it neat to see the plans you have in your head for a property become a reality? I can walk into a dated or trashed out house and picture in my head exactly what it will look like when done. A lot of buyers don’t have that vision and a top quality realtor (like Jim) can help out with that.
I just finished a remodel/flip in similar condition in San Bernardino county…was in escrow 1 week after listing:
