Is it just me, Jim, or the Viridian homes (at the end of the video) have very little curb appeal? I personally find them so ugly that I wouldn’t even want to look inside…

They look nice. The HOA and Mello = $4424/yr, and that’s before you pay mortgage and taxes. That could be a reason why they’re not selling. A price reduction will fix that.

I have to agree with Susie. Those Viridian homes aren’t very inviting. Tricking them out probably won’t help. Then again, if they dropped the price, that could negatively affect the price of the other homes on the street.
Not that it would matter since they’re not selling anyway.

They look nice. But I have a great solution for those backyards where the houses are right behind you:
Jim, you know our street and the lots….1/4-1/2 (some). Ours is .27 I think. Our backyard is decent, but not that big because our house is 3,217 sqft one story (loft/bedroom upstairs).. But the guy behind us, without the hedge of podocarpus, would be looking RIGHT into our backyard and the pool
. But he can’t see anything because it’s a huge hedge that grew in quick. We have a bunch of palms and other trees that block the house on the side that is pretty close. You can barley see it and our backyard is private as can be. They take about 2-3 years to fully grow in (maybe 4 for a huge hedge) and it fixes the problem.
It’s a great solution for small lots, when you want privacy. All you have to do is put in fast growing trees….podocarpus is a “tree’, but you can trim it anyway you want. When you’ve done videos of houses with small lots, you’ve pointed out the problems with them….but there are some pretty easy solutions. And to put in some podocarpus isn’t going to cost that much either.
Get those trees going and especially the podocarpus and they’ll grow quick and it’s a fantastic way to create privacy if you have a small lot. All these houses we see on your videos have little to no landscaping. You don’t have to go all out, but just throw in some fast growing trees that’ll become hedges and you’re set.

That certainly is a good technique to use trees to block the towering neighbors from looking in on you if you have a small lot. Does that ever become a problem with the HOA though? Do they have regulations against doing that since a neighbor particularly at a higher elevation may get their view blocked in those cases?
As far as the HOA/Mello-roos, my thought was that for the price of the house and the location, and number of other options in the area, the HOA/MR seems a little high.

I don’t know anything about HOA problems. We’re in Leucadia where everyone does what they want with their property. Every house and every yard looks different. Some people up the street have miniature horses that I’ve seen walking around the neighborhood. One guy has a tree that literally blocks his entire front entry, the ‘driveway’ goes under the tree.
Not very HOA friendly, so ya I dunno how that would fly in a non-Leucadia type place.

No, they will not stop. However, like I said $368/mo for both HOA and Mello-Roos is very reasonable for a new build that offers new amenities (pool, spa, clubhouse, etc.)

As far as Mello-Roos go….well, that is a whole another beast.

What’s the point of living in a HOA/Mello Roos type place? I certainly don’t mind having different houses around me….that’s a plus actually. I don’t like everything looking exactly the same.
