hahaha I wasn’t even close! Congrats to both of the winners…
Oh, I see my mistake: I used common sense and logic.
SWM, Or, rather, you used the “wishful thinking” technique.
oh! this was for real and not a game show?
my bad…
Wow! Congratulations to the winners.
Wow. Must be considering a tear-down AFTER stabilizing obvious soil stability problems on that slope. Otherwise, it would be tantamount to falling for a ’63 Corvette with a cracked frame….
Oh, and I hold with my 852K prediction due to the 400-500K it will cost to stabilize and properly prepare the slope along the entire back of the property. There’s a huge block of slumping landmass back there.
Thanks, Jim. Maybe revisit this house in a year??
Looks like about 90% of bubbleheads were too low. Hmmm, what does this say about realistic expectations and buyer “frustration” in the market place?
Obviously the buyer doesn’t read bubbleinfo.com to know that they overpaid dearly for that property.
At least they could have picked from somwhere in the middle of the list to get a decent gauge of what to offer! lol
I’m going to become a realtor someday!
(maybe)
haha.
Sadly, I am at college and will be unable to make the Fiesta del Sol concert…although I would love to go.
So perhaps give it to the next closest guess?
Actually, I’m going to see if my parents want to go to that (or my Dad & brother) and if they can’t make it…..just give it to the next best guess.
Mozart, MORE than 90% of the “bubbleheads” were too low. Draw your own conclusions.
But, certainly, concluding that there is credibility in the commentary here would not be a wise takeaway.
Was there undisclosed mineral deposits on site?
Just j/k, obviously someone that doesn’t know the value of 1.2 mil…
I am sorry to inform you, but I am in Napa for the weekend and will not be able to attend the Fiesta Del Sol, BUT I want the other stuff, especially the t-shirt and mug. My wife keeps me looking at property and this was the “Napa” weekend. There are some relative deals up here, but the banks and agents are still playing games. No keys in the lock boxes and the prices are obviously trying to start a bidding war. That is what I thought with this property and the bank played it well. Lets see if it closes after inspection. Contact me at my e-mail address Jim. And thanks for letting me participate!
OT – From the LA Times: “Foreclosure Settlement to Come in a “Matter of Weeks’ HUD Secretary Says”:
http://latimesblogs.latimes.com/money_co/2011/06/foreclosure-settlement-to-come-in-matter-of-weeks-hud-secretary-says.html
Daniel, I love Napa….went there for my 21st birthday. It was a blast.
Where in Napa Valley are you looking? It’s not cheap!
Primary home or a vacation place?
Whoever did that BPO should be fired.
Alta Heights and although not cheap, 50 to 60% off what they were selling for at the peak. Great wine and food. Just trying to get away for awhile.
2 words:
Winner’s Curse
Great job Jim! Haven’t been on in awhile. So great to see your videos again and hear your commentary! Classic, funny, and entertaining all while educating the buyer! Loved it!
To the winners:
You have all the gear coming, including the Padres tickets, which I haven’t purchased yet but will around your schedule.
If you can give me some dates between now and the end of the season that you’re available, I’ll get the tickets for you. You can probably take your eyes off the playoffs!
Hello Emily!
I’d love to hear your comments on what it is like to move out of California to become a new realtor!
Jim,
It has been awhile. I see your sense of humor has not changed. I get it, and I appreciate it! And your north county data is so informative, too. I hope all is well,
Bam!
