Jim, Ya nailed it: 3 million-dollar view and a 400K house.
The house was clearly designed as a showplace/for entertaining. The layout’s a little odd but manageable. I wish you’d shown a more complete walkthrough of the middle level.
If I were to guess, I’d say the indoor/outdoor pool is due to the fact that, perched up that high, you’d probably get a fair amount of clouds/fog, which might impair an outdoor-only pool experience. (Or maybe you want to be able to reclaim some of the heat off the water. Or maybe you want to skinny-dip without being in view of the whole of La Jolla.)
Why does the place need to be dried out? What happened?
Perched on a hillside like that with a pool, and after the Evil Stucco Soul-Suck Horror, I’d want a report on soil stability and drainage.

How about the sun exposure? I know some times up there that’s somewhat limited.
They could really make a spectacular pool with that view!

I agree. $3 million for the killer view, $400,000 for the house.
Living in Atlanta, when we think of San Diego, views like this are what come to mind.
According to SDlookup.com, this home was purchased for $2.5M in 2000.
It shows $1,500,000 on the tax rolls, and zero on the old listing.
I’m not sure where sdlookup gets their data, but could there have been extra dough outside of escrow because the listing says it was a cash transaction?

Both Zillow and Sddt don’t show any recent sale for this property. Could be a data error at Sdlookup.
My clients point out every error in my comments too. I look at it positively. At least I know they’re really listening.
Kudos on ewhac’s comment on the indoor pool most likely used for discrete skinny dipping.
The rest of the house looks a bit like a mini upscale shopping mall or a high class boutique. Definitely not worth more than $400K. Tear the sucker down and start fresh. If you can afford the land, you can afford the new house build.
It’s worth the 2000 price, whether $1.5M or $2.5M. Maybe a fat finger responsible for the discrepancy in either direction?
