The final build-out of La Costa Oaks in SE Carlsbad is underway.

The Copperwood tract, which is up and over the ridge with some ocean views, enjoyed great success in the $800,000 to $1,200,000 range.

These two new tracts are on the backside of the same hill, where there is traffic noise from Rancho Santa Fe Rd., and influence from San Elijo Hills, giving more of a San Marcos feel to the area (though they’re in the Encinitas school district).

But price is everything – buying a new house in Carlsbad from the high-$600,000s that has Encinitas schools is a hot ticket.  Look at the crowds that came out yesterday for the grand openings:

    If the closing credit requires going with the builder’s lender, it’s going to be difficult to find a different lender with a rate low enough to make up for it. When my wife and I bought our house from Pardee, they threw in a $15000 closing credit, which made the preferred lender’s deal impossible to beat, despite rather uncompetitive rates.

    Also, we were pleasantly surprised that the points bought with the builder’s money were still a tax deduction for us. You have to put an adequate down payment for this to work, though. On the other hand, we refinanced 7 months later, so the tax deduction was really the only benefit of buying down the rate. Something to consider when buying a new house.

    SEH is better than that part of La Costa Oaks, and schools perform just as well tho nobody that likes Cbad will admit that.
