Their parents will still be cashing out or dying over the next few years. The oldest boomers are only in their mid sixties, but the next bust will probably belong to them.

I consider a sale due to a death, divorce, or job transfer to be a “distressed” sale. Most of the folks in those categories need to sell their house just as much as a bank does. If you are moving out of state, unless you want to be a long distance landlord (and probably lose money every month in most areas), you have to sell. Many divorces require selling the house to split up the equity. Probate frequently requires a sale if there are multiple heirs, and even if not, you frequently have the out-of-state landlord thing again.
So, what would you say to offer on this place JtR? Because I see it suckin up $200k-$250k between kitchen, baths, flooring, paint and landscaping. If you replace windows, etc. you’re probably over that.

I think you could re-build the whole house for $250,000.
Home-Depot-grade improvements:
Kitchen $20,000
Windows/slider: $15,000
Baths $10,000
Flooring $12,000
Painting: $5,000
Landscaping: $3,000
Total: $65,000
If you used travertine, stainless, and other higher-grade improvements, you might get up to $100,000.
Yesterday there were two offers expected, so it should sell for $400,000+.
It is the nicest $429,0000 house I’ve seen in Carlsbad in years, and I’m prejudiced. I sold the 1,618sf house across the street for $181,000 in August 1996.
Speaking of Carlsbad, I’m curious about this one… Have you seen it Jim? There are cracks all over the place so probably a tear down, but its hard to pass up that view and lot size.

$430k to live in northern Carlsbad, with a nice view of high voltage power lines??? It doesn’t matter that someone else is between you and the power lines if you can still see them.

Looks like a good rental house. What would you “guess” it would rent for with flooring, paint and some fresh landscaping. We could use another rental here in Carlsbad.
I know someone who rents a 4 bedroom house on Trieste, one block west of this house for $1,900. The house is in original condition but with new paint and new laminate flooring.
What price could it achieve after a flipper level renovation????
