I have been leasing in bressi for about six months. I really like it. I can walk to peets, traders and a few restaurants. Fyi the Tommy’s restaurant had a reality tv show on food network.
It is a good neighborhood. However i still think it is overpriced but i am very bearish.
For me it is about the same to buy versus rent.
JTR – that center is a 100% positive for Bressi. Cannot think of a single downside of having it here. All the real stores/restaurants do a strong business.
That house is priced well at $800 considering its superior rear yard with no home backing to it and western views/exposures. It means that other 4ksf homes w/o the views need to be lower…hint hint.

pps: LOTS of kids in Bressi, just that they are all under 7 yrs old, mostly around 4-5, so not yet roaming the streets at 4pm…wait 12 yrs and there will be cars EVERYWHERE as they become teens.
I’m surprised Norv Turner’s name doesn’t come up among those coaches on the hot seat. Despite being handed a Marty-prepped playoff team he hasn’t delivered. Rivers & Gates need to get out while they’re still young enough to reach for a ring elsewhere.
I just am not a fan of Bressi. It seems so surreal….the houses, the streets, the park…everything.
I’m not sure what Jenae (spelling?) did? She sold them at a high price to buyers and she knew it wasn’t worth it? Isn’t that the buyer’s fault?
I’m assuming there’s more than that.
I like Magnolia Estates though! I thought they were really nice when I walked through them.
The airport sure is a concern. How much do you think that factors in?
I’m curious as to what people think about that.

I wouldn’t mind being within walking distance of stores. It’s actually a bit cathartic not having to drive everywhere.
Jeeman – Walking to the store/rubios, etc is great for the kids. An extra excuse to get them outside and walk/ride their bikes to get some exercise instead of driving.
Board & Brew sandwiches is just as good as their del mar location.

We looked at Bressi when it was being built.-they wee running bus tours! The airport was a our MAJOR concern. We also didn’t like the density and the tight streets with all of the curb kick-outs. Palomar Airport will become more of a commercial airport–John Wayne? I am not so sure, but more commercial flights will be coming, big time!
To people who like to walk instead of drive – check out http://walkscore.com . That’s a a great resource. I believe walk scores are tied in to Zillow now, too.
Speaking of Zillow, you should check out the neighborhood of Kite Hill Lane in 92126. There are a couple homes on the market and it’s very walkable.

Lindbergh (SAN) is the busiest 1 runway airport. It was part of the argument for moving SAN to Miramar, against the wishes of the military. Thank goodness the voters killed that off.
LB – we highly disliked Bressi early on. Partly due to the reasons you mentioned, and partly due to the crazy high price point+taxes+hoa+MR.
Now we live here at a reasonable price point with very young kids and it is perfect for that life style. If you have kids under 10, then its a home run for them. If you don’t have young kids then it may not be the 1st choice, especially for a young couple.
When we were looking, 2005-2006–New homes in Bressi and La Costa Oaks were roughly the same price (apples to apples). We felt they were both overpriced (especially Bressi). So we waited for a good buy on a resale in LCO for the model we liked. We found one in mid 2007. With today’s price differences between the two, I am sure we would consider Bressi. I would love that shopping so close! In fact, we go there from LCO to shop. We are anxiously awaiting La Costa Town Square–285,000sf, which is twice the size of either Forum or Bressi and more like the Forum in feel. It was supposed to be completed by late 2011, but that won’t happen, at least by then-maybe never if the City doesn’t pull its head out–it already pulled the Movie theaters–What were they thinking???
