This Richard Requa-designed house sold for $990,000 in 2001, and then for $1,550,000 in 2004.
The buyer completed the downstairs project, which added about 1,000sf. Then in 2006 he resold it for $3,100,000 on what looks to be an AITD wrap, where the new buyer put down $150,000 and took over payments on the existing mortgages which totaled around $2,500,000, and the seller carried the difference.
In 2009 that buyer quitclaimed the house back to the seller, and you can guess what happened:

I Love that house. I Love it but the cheap stuff sure is jarring. That would take a lot of work to get right again. Someone will do it right though. It’s got such fine character that it will just grab someone and not let them go.
I agree with the previous 2 posts – great house, but the “upgrades” are horrible.
The so-called improvements to this poor house are just depressing.
I love old tile. That’s some beautiful work on the exterior. The nasty stuff in the kitchen and bathrooms really makes me cringe. It looks so cheap and out of place.
With proper restoration, there could be a lot to like about this house.
Pretty house. Some of it might not be original but at least everything is functional. Unfortunately the school district is questionable and now the Uni moved to CV there won’t be as much demand from rich family types.
I’m sure it will find a buyer when/if the price is right.
There were plenty of nice touches and a good flow to the house.
The small closets were correct for the period but a non-starter today. Also, I didn’t see a vent above the cook top.
The location and view were very good though. No house is perfect so I bet this still sells for a good price.
P.S. I hope the buyers like a lot of light in their master bedroom.
P.S.S. That corner point on the tub (just to the left of the $800 Lowes sink/cabinet) looks like it is right in the way. I bet someone whacks their knee on it at least once.

My guess is that when JtR is actually marketing to clients, he says something more like “especially if easy access to medical facilities is important to you…”
Nice lot if you can handle the road visibility and road noise. Excellent street and location. But who in the world needs that much house? The “high-end” homes in MH these days are going for around 1.3M-1.4M. I think a foreclosure for 1.7M is going to be a tough sell.
