$2M to get into FBR for that bomber? Now we are getting close to deals there. What’s the HOA? It’s gotta be pretty high to pay for all the security.

I like this house. It’s a welcome departure from the typical Fairbanks older-home like we saw earlier. Great looking house….throw a slate roof on there and that’s all about I could see. You’re right…paint & carpet. I’ve been in a number of homes in Fairbanks and there are A LOT of questionable floor plan issues and/or interior design flaws. They’re huge….but that’s about it….like you said, a lot of them need the big remodel & that ain’t cheap when you’re in Fairbanks.
Would have liked to have seen a bigger backyard with this one, but oh well. Nice setting with the trees. I love FR though because it’s very quiet, mature trees, wide streets and “big bombers” all around. Not very neighborly though…each time I’ve been inside the gates I did not see any kids playing in the street, neighbors taking a walk or a bike ride. Nothing.
It’s a little eerie.
Covenant fees for a $2M house is $233/month. Add $200/month for security, but you lose Covenant privileges.
I think I saw a report recently that FBR ranks higher than the Covenant in terms of average RE prices. But if a starter house is a bomber in FBR vs. old style ranches in the Covenant, it’s no wonder.
It’s definitely a value compared to Santa Luz, where you could spend more for a newer home, but not have as nice of a neighborhood.

FBR over Santaluz any day. There if effectively zero security in Santaluz. I have a hard money friend who moved from Santaluz to FBR just for the security given his “sharkey” lending practices…
I’m still amazed that a circa 1987 house that big doesn’t have a great room (which, IMHO, is basically just combining the kitchen with the family room, maybe adding in an eating area/nonformal dining room as well). Hell, the 1969 tract home that I grew up in which was less than half that size had a great room, although nobody used that term back then. One side of the kitchen was open to the family room, with a place by the counter for stools. Was this not common back then to have the kitchen open to the family room? Makes a lot of sense to me-the mother (stereotypically) could watch the kids and the television while they cooked.
Wow, nice home. From the granite countertops to the hardwood floors to the bathrooms, it just seems like this house has been remodeled. I’ve never seen a 1987 house with that nice of an original interior.
Speaking of Santaluz, I think there’s a pedestrian entrance across from Verrazzano’s that has a sign warning trespassers. I’m sure that’s gonna deter the criminals.
