I’m with Geotph! Not seeing the “significant structural issues” is a disappointment. Oh wait a minute, what I’m really disappointed in is not hearing Jim’s “keyboard insurance” comments that go along with them.

I’m not looking to ruffle feathers – this listing agent stops by here on occasion.
The boundaries are fairly tight – if I show cracks and comment, and a potential buyer sees it and doesn’t buy as a result, then the sellers and listing agents would have a right to be ticked off. But this pool was outrageous, and worth a look.
I’ll find some other cracks to talk about. 😉
But with a pool that size holding so much water, is it realistic to believe it can actually be entirely crack-free?
And I’m not talking about the crack on some of the guests. 🙂
I will comment because I almost bought it earlier this year. It was a huge surprise that the pool did not have cracks (given how big it is and the issues with the house). Additional research yielded that the most probable reason for the many cracks and sloping in the house was due to over-watering for long periods of time (certainly related to the extensiveness and beauty of the landscaping). The gorgeous waterfall was thought to be leaking as well; so the pool was constantly needing to be topped off. Apparently a previous owner was spending $800 a month watering the grounds and was even causing water damage to the yard of the neighbor down the hill.
My wife and I really really wanted the property but I have to agree with Jim that it was probably a tear-down; which we couldn’t afford. If the house had fewer problems (or they priced in the fixes; I estimated about 200K of fixes plus 50K to bring the landscaping back), we would have purchased.
To my amazement, the bank spent two months doing fixes and then someone bought. I can’t believe they did anything but superficial fixes in that amount of time.
The grounds are (were since being neglected for two years) awesome. The house is nice but not to the coolness of the property. Layout in the house is fine but nothing to write home about. 4.2 acres not that far from anything was so appealing.
As you may be able to tell, we are quite bummed it didn’t work out for us.
