One gets a “tunnel effect” when driving through Carriage Run. The lots are so small/narrow, the houses mainly vertical and there’s hardly any space between you and your neighbor. Pardee sure packed them in for the most profit.

On the house on Coleridge Ct., you mentioned it sold for $650,000 on 8-26, it also shows selling for $679,000. on the same date. Why the difference and which do you use for a comp.
The out-of-town listing agent has it marked as $650,000 in the MLS. Plenty of in-town agents are sloppy too.

Happs, if you think the current Carriage Run is packed close to the neighbors, you should check out the previous phases by the model homes. Those you can practically touch your neighbors.

Sure enough, it’s $679,000 on the tax rolls.
