Finally a house with sensible upgrades and landscaping. Love all the windows. Kitchen is a taaaad on the small side, but that’s average for PB… very traditional layout for the neighborhood. Those houses are extremely well designed IMO. Show ’em the money Jim!

The only item of concern is the sand pit next to that steep slope. I’d be worried about landslides burying the kids.
What a sweet little home, Jim! I love the stone patios, the little white fence, the sweet little kitchen, the hardwood floors, the office built-ins, and the view from the master. And close to the beach! Wow!
With you as the LA, I’d guess you’ll have it sold within two weeks. And yep, I was shocked it was under $1 M!
Sold for $270K in 1997…pretty good ROI.
Price seems high to me given the area and small sq.ft., but there seem to be a lot of people willing to spend $900K on a home without a second thought.

I give you credit for mentioning the powerlines though. And you’re right, those are barely a blip with that sweet view.

The steps up to my listing lead you to a single-level. Once you get there, it’s all good.
The mambo tract homes with the staircase up to front door guarantee a split-level, which usually means at least three staircases, and a level that doesn’t get used much.
May not seem like a big deal, but try and sell one sometime.
My guess was 799. Hair under 500 a square foot. Don’t believe it is worth more than that but do think the market may be willing to pay more.
Nice place. I’m guessing it’ll sell quick. The previous owners already did many good upgrades, saves you the construction mess.

I guessed $899,000, and I’m no real estate expert…haha. Good looking house…never really been to PB, but I like the view and the upgrades are nice. Other than the slope concerns in the backyard, a great looking house at a good price.
