That’s a very nice, simple house for a young family. Good layout for 1,000 SF.

You have now dropped to the ranks of a normal Agent with that commentary. You are missing the typical background showcase music. But alas the ocean noise is very soothing.
The tile makes every room useable but does it have the requsite 200 amp service for the lights?

Its happy Jim. I like sarcastic Jim better. But, for under 250K, I’m not sure what more you would expect. Assuming everything works and no major problems, looks pretty reasonable.

You mistakenly assume I don’t have any. Truth is, I didn’t want to write a book-long comment. Unlike yourself, I happen to know something about the subject, and Rob Dawg could school you until the cows come home.
I finally got on the I-phone this week, and was trying to perfect my ability to check email while driving (slowly in a quiet calm residential neighborhood – no one was at risk).
After reading your snark I was laughing so hard I nearly crashed the grey ghost! Thanks for the last lesson I’ll need on why I shouldn’t check email in the car!

Honestly, Jim, I think you might lose a bit of readership if you went that route. While I’m not adverse to you selling homes, that’s not why many of us come here. We come to (1) get edumacated about the current real estate environment, and related items; and (2) to be entertained by the craptacular REOs you get stuck with, along with your straight-shooting and entertaining commentary on them.
Maybe have a different blog where you show the good ones? Or at least tag them in an obvious way so we can skip them, if desired. 🙂

Okay, Rob Dawg got the grow-light comment, Jim the custom window treatment, I’m taking the “old world style, hand set, custom pavers” with “ocean view”.
And, can someone explain to me why floor tiles and pavers on top of concrete slab are everywhere in these REO’s? Were they all rentals? Or did they max out the HELOC’s to get that custom finish?

Oh yeah, and Housingtracker today; San Diego inventory down, list prices up! Doesn’t mean anything until they sell, but, to me it’s good news.
tj and the bear-True, this isn’t the right forum for this. It’s just that, IMHO, it’s not possible, with the current political, legal, and other real world limitations, to cut the state budget significantly without adversely affecting the level of service to the public in things like schools, police, fire, and road construction. It simply isn’t possible. There simply is no fiscally significant waste that is realistically cuttable.

Only a rookie would run a growing operation with 200 amp service and electric lighting… a huge utility bill is the first thing that tips off DEA. What you need is a large unpermitted propane tank in the back yard and an inconspicous delivery option (ice cream truck would be a great disguise).

OK so for all us ignorant people, what use does propane have for growing plants?
And as for the house — well we always said that bubble prices couldn’t remain forever. We shouldn’t be surprised when that starts to be true.

Basically, it’s a power source (heat and C02) that doens’t have a utility bill. Neighbors might notice if you’re running a noisy generator though.

Propane tank? I’m not sure that’s the better solution. What about solar panels, so not only can get cheaper rates, you probably can qualify for a big tax break. And when you need to sell the place b/c the DEA is getting close, the house can get a higher resale value.
So why is it common for all tile floors, other than the easy plant cleanup? Don’t homeowners get bored looking at the same pattern floor after a few years?
(Assuming CAAR has their numbers straight and have no ulterior motives)

Here’s the way I see it….Jim should stay positive pointing out the nice features, but should still throw in the snarky comment here and there when appropo. The snarky comment could be followed by “but that could be changed out easily…”.
That way the vids stay edgy and honest.
Another thing Jim has going for him is his quick 2-3 min walkthru. Other realtor’s vids can run 15 mins….the eyes roll back in my head after about 4 mins.
There is a reason musicians chose to make songs a certain length…

no bubble here-I don’t think affordability is the end all to determining the market. There are lots of foreclosures still percolating through the process-overall supply will be greater than demand for quite some time, especially in the middle to high price ranges (low end is HOT HOT HOT but may cool off after the eight grand tax credit expires, while anything above that is COLD COLD COLD and going to stay so for the foreseeable future). Plus, the overall economy still sucks.

READY, WILLING and ABLE determines true demand. I think that there are alot of ready and willing buyers who can truly afford to buy, but are not “able” due to larger downs. If the banks (or gov’t) would loosen financing a bit then the affordability index would be as valuable of a tool as it is supposed to be. How about an FHA 2nd mortgage of 10% at 1% interest (80-10-10)-The gov’t will lend it to the banks at 1%, why not the homeowner???
Here’s hoping this was either one of Jim’s listings (didn’t hear it disclosed) or he had the listing agents/brokers permission to promote it … otherwise he might just get one of those the dreaded cease and desist letters or a complaint to the MLS 🙁
