    It was on the market with another agent for three years. They started at $30,000,000, but it was priced at $19,995,000 when it expired in July.

    This agent took over three weeks later, priced it the same, then raised the price to $21,995,000 a month later. He found the buyer in 37 days, and it closed at $20,000,000 cash. He got both ends.

    House was 8,148sf on 41 acres. It was a deal!

    First you couldn’t duplicate this. there just aren’t 50 acres like that anywhere similar. Second, replicating that construction IMO would take $10-12 million. This was a bargain.

    So if my math on commission is right (unless he’s a broker), he got 3%… = $1.2 mil.

    The tax records haven’t been updated yet, so no help there.

    I hope it is a builder just for the entertainment of how long it takes to get subdivision approvals. Five years? Bill Davidson has the chops for it!

    Math might be a little fuzzy but yes being a RSF high-end broker has its perks.
