Will better access to Del Mar Mesa make a difference?  I don’t know if it will raise prices, but it should cause buyers to re-consider the benefit of exiting the I-5 freeway at the Carmel Mountain Rd. bypass and be home in 10 minutes, rather than fight traffic to Rancho Santa Fe for an extra 30-45 minutes:

    My comment has nothing to do with real estate. Thanks, JtR, for posting Nicklaus’ hole-in-one the other day at the Masters. I wish my parents had been alive to see this one; they were both “golf addicts”. Bubbleinfo is my home page, and I doubt I would have seen Jack’s shot without coming here.

    There are only a few locations where strip malls still thrive these days.

    Costco and a few other big box stores have all the biz.

    Only exception I think are Auto-parts and hair-cutting places can still make it.

    Hey Jim,

    The middle 90s up to the crash of 2007-8 saw an explosion of strip malls, like the one in your video and the big new mixed use developments.

    Franchising, which provided much of the fuel for these projects, exploded along with the real estate. It seems so much was built, you can’t help think most of it won’t survive. In one place here in Atlanta, there were 3 Starbucks and 2 Caribou Coffees (Starbuck competitor here), all within short walking distance of each other.

    That was 5 years ago. Only one, a Starbucks, is still in business today.

    I live near Pacific Highlands Ranch and would love to see a full service grocery store in addition to Trader Joe’s. TJ has nice things, but overall selection is just too small. Maybe all the vacancies can be combined for one Ralph’s or Albertson’s.
