I guess you’re expecting some comment re: RE here, Jim, but what I’m really curious about is: Which do you like better? Sno balls or my (world famous) choco chippers? 🙂

JtR: You have repeatedly tied lack of inventory to current home owners finding it too expensive to move (either up or downsizing). Of the sellers you have represented in the last 3-4 months, what has been their primary impetus to list?
I don’t know how similar those are to the market in general though.

CV and places like it, where most people move there for the family-friendly environment and schools, are not going to have nearly the turn as other places. Once you settle in and kids are in school, you aren’t moving for a decade or more if you don’t have to. Does the extra money now really matter 10-15 years from now? During the bottom of the crash, people that bought 10-15 years earlier could still sell for 2x or 3x what they originally paid.

Move up – 6
Move down – 2
Estate sale – 5
