    Move out dad’s stuff and pay $5k to denude the lot and and maybe. Those tile surfaces from the 70s or 80s are death to modern pricing.

    I think this is driven soleby by location. It is close to Solana Beach (only one exit up the I-5), where there are only seven houses for sale under $1,000,000, with the cheapest being $849,000.

    This place is clean, has a good sized lot and being off manchester exit is nice. I have gotten spoiled enough that i would say finishings could use an update and floorplan could be improved. Are typical buyers in this pricepoint and location more likely going to live in it as is , or how far will they go and how much will they typically spend updating a place like this?

    50 to 75k spent right and that place is very nice.

    100k on landscaping? all i see is chaos back there.

    Any termites there in a 40 yr old house in that climate?

    Agreed, and putting the $100,000 in the listing remarks gets the buyers’ hopes up that it will be spectacular. Only one photo included in the listing (of the garage door), so you can’t tell from there. Termites are abundant in the region.

    Generally buyers might have a budget of 5% or so to spend on home improvements right away. The limit is as much from the time & hassle to fix, as the cost.

    Tear down and build to suit! Good location and sizable lot is all you are buying.
