The averages for August detached sales for the La Jolla-to-Carlsbad region:

Bigger houses are selling, but the average cost-per-sf has stayed in a fairly tight range for four years. The improving days-on-market stat shows how sellers are getting their price right earlier though, which is smart. The late reporters will add another 15-25 sales to the 2012 tally.
