There are a few listings around Carmel Valley that came out hot this year…..but haven’t sold.
Will buyers snap up the less-expensive offerings, in spite of a flaw or two? Or will they wait?
The REO in this video may not be a perfect test, because it’s down around where investors might get interested. But it appears that closed sales are stumbling a bit around the CV – last year there were 31 detached closings between Jan 1 and Feb 10th, while this year there were only 23.

It doesn’t really matter what the price is…I wouldn’t want my family living in that house. It’s dangerous!
It’s not a matter or if a car will come through that fence, into the back yard & then into the family room…it’s a matter of when.
Attractive price though. But for 579K, I think I’ll look somewhere else where a car isn’t going to fly through my family room.
You could get some of those concrete-filled pipe bollards installed along the fence line. If they’re tall enough, that would virtually eliminate the possibility of any car coming through that fence.
Maybe a couple thousand dollars to have that professionally done? Just a guess.

I would be careful on the corner of RSF Farms and Carmel Valley.
I checked on a few sites a year ago it it showed registered sex offenders lived in the apartments down the street.
I would check again

The unfortunate reality with sex offenders registry is that they will list their primary residence at a particular location, but will often reside somewhere else.
Jeebus that’s a heckuva deal, be interesting to see what it closes at.

I’m trying to figure out how long it takes the asset manager @ BofA to give the ok to list the property from the time it is assigned to an agent.
I have a property in mind and is owned by BofA but is still not listed though assigned to an agent.
