In this video, you’ll hear how I am going to expand my service to homebuyers.

The limited inventory, combined with the public nature of this blog, keeps a throttle on what is available here.  Frankly, I think that both you and I are bored of looking at these run-out REO losers, and want to see some quality homes that you might consider buying!

Thus, I have created a private version of this blog for my clients, with the intent to view more videos packed with commentary to advance your knowledge and experience of the market.  Hopefully, you might even see a house you want to buy, just like shadash!

The public version of bubbleinfo.com will continue here, with videos.  There is plenty of general information to discuss – trends, stats, etc – and as readers get closer to wanting to buy a house, we’ll get you involved with the real contenders on the other site.  When you are ready, contact me and we’ll get you started.

I’m guessing that readers will feel like the public version of bubbleinfo.com will be lightweight, and the real meat and potatoes will move to the private website.  But that is not the case.

On the private side are videos that would never been seen in public, because they are proprietary.  It will be similar to actually being in the car with me as a client, and getting the real advice I’d give you one-on-one.  I have never done that here, and never will.  Bubbleinfo.com has always been a chance to get familar with Jim the Realtor, and if you like what you see/hear, then contact me about representation.

I appreciate where we have been, and want to continue with you on this path.  At the same time, I want to expand the quality of service, knowing that there is more available for us to discover about the homebuying process using an on-line format. 

How will I find the time?  The only difference will be more video of what I’m doing every day – at some point, it could be live streaming all day long!

Could there be conflict if more than one client likes something they see?  We’re covering a large area and a wide spread of price points, so it’s not too likely, but if it were to happen it’ll be first-come, first serve.

I hope you will see this as a logical expansion of what we have started here, with the goal being to better serve my clients.  I want to include you!

    Sounds like a good idea. One other item you could include would be a message board. This could allow for a ton of back/forth conversation regarding particular properties/subjects.

    Posters that follow this site have a good grip on reality and I am sure advice would be appreciated between posters.

    If Ben Bernanke hands Americans QE3 this week what do you think that will do to house prices? (more dollars chasing the same amount of property?)

    QE3?

    I don’t know what happened to 1 & 2, did they help homebuyers and sellers?

    I think BB is telling everyone that the QEs are keeping rates down, and then he hands the dough over to the bankers.

    Both times that we had active QE purchases the rates went up. The 10 year rate was right around 4% when QE1 and QE2 ended and it’s come done since.

    I think this sounds like a great idea, hopefully the tech savy will hop on board and make it a success.

    Jim, good luck on the private blog. I kind of assumed you did something like that already. I don’t live in the area any longer (but do have some rentals there that I partially own but don’t manage), so I’m a pretty remote client possibility, but will continue to read the blog with interest. Thanks for the amusing and informative slice of the Internet.

    As for monetary policy, we need more QE. BB should just print money until the ink runs out. We’re in a classic liquidity trap here and deflation, not inflation, should be our primary concern.

    Perhaps you can publicly post videos of the homes your buyers have already bought. I’m not in the market now, but could be an upgrade candidate after the children are out of the nearby elementary school.

    Hi Jim – to be a client do you have to be actively looking to buy or sell a home? I think you are a great guy…can’t wait to get home every night and learn from you. I hopefully misunderstood what it takes to be a private website client. Can you please explain?

    Whoever gets it will appreciate one of the better views for sale, but you have to be willing to make it yours – which could cost an extra $250,000 to $500,000.

    I think it’s a deal at $1,100,000
    A steal at $1,000,000.

    House is paid off.

    For that tip/opinion/video tour, I think I deserve a shot to be your agent to help you buy it. If that one deosn’t fit what you want, then I’ll keep looking until I find it.

    P.S. If you get to the end of that video and the next one up is Jim the Realtor on Nightline, click on it and note the date – April 16, 2009, about the time that the market started to move around here.

    What other options are you considering for that client? That neighborhood (general area, I guess) is a bit too bland/sterile for my taste. But it is close to the beach and I saw the community pool on google, so it looks pretty nice.

    But I agree…pass on this one!

    Not by definition, but if you just want to look at homes you can contact me individually.

    Kathy is one I’mm still trying to figure out. I don’t know who people are here, everyone is anonymous.

    But if she is who I think she is, she has been enjoying the benefits here for a long time, and been very complimentary of what I do.

    But when it came time to list her $1.5 million house, I didn’t even get a call – she listed with someone else.

    If she is that person, I’d like to know why, and if I can be her agent from now on.

    I just want a shot to help people. If you interview me and hire someone else, it’s my fault, and I;ll live with that no problem. It’s the ones who make something up in their head about me that I’m trying to figure out.

    There are a bunch of homes for sale in this neighborhood right now. $700-775k range and they look much nicer than this one that I assume has been in and out of foreclosure since it probably sold in the second phase of the development in 2005-6. The 2003 and 2004 models (which I own) were done with more upgrades and are closer to Poinsettia. Great family neighborhood but you are really close to your neighbors.

    Also, there is community sponsored block party at the park this Saturday afternoon if potential buyers wanted to fall in love with the people of the neighborhood. Very unique to have no summer rentals in a new community this close to the beach.

    When we are ready to buy again, we would definitely use this service. (but it’s gonna be awhile. Still doing work on the current one, and when I finally get my new kitchen and hardwoods I may never want to move!)Although who knows, maybe if we ever buy a rental, or if my mother-in law moves closer…

    Weekly rentals ARE prohibited by the HOA…There is a stiff penalty for anyone caught violating that rule. The HOA in the neighborhood is also very proactive in sending notices to homeowners to “maintain” the appearance of their house or pay a fine. It’s a great neighborhood for those reasons.

    As for floorplans, the two “phases” are Sea House and Tides…Sea House was the first built and usually has all the extras. All have very small backyards that do not typically have grass because there is not enough sunlight between houses to support it, but there is that nice playground/pool in the middle of the community.

    My friend was trying to sell his house because he is moving up to San Francisco…the layout is a little smaller than mine (4br/4ba 2519sq ft) but it is a really nice place with a built in hot tub in the backyard. It just went pending, but it is a better example of what a house in this neighborhood looks like.

    Profhoff – I’d work with Jim on it. Whenever my model comes online, it usually sells pretty quickly so he’d be able to give you the inside scoop. Both sold pretty quickly right around the same $ so you may have some other buyers circling the model with an agents representing them.

    This sums up dealing with most HOAs, Boards and management companies. I have heard some in our HOA refer to them as the Del Mar/Rancho Santa Fe Gestapo! This is only a very slight overstatement.

    I’m glad to hear this public place will continue.

    I think your changes are going to work better for you too.

    I live in Minnesota so I’ll have to win the lottery and need a snowbird residence to be your client (but if that happens I will be a client). I have learned a lot watching these videos and just the mental gymnastics of applying the principals to my home market probably have made me a lot more astute about housing.

    In any case I think it’s a great idea and keep up the great work.
