   *Chuckle* You just had to show that beach with the waves breaking with the price accuracy gauge, huh, Jim? Agony, torture, ugh! As far as I look, there are NO beaches in Potato Land…

   PS The high temp here in Boise today nearly beat a record dating back to 1907. It hit 60 degrees! *Grin* Where’s an ice cream truck when I need one?

   With 8 of the next 10 days forecast for rain, I had bet that has to effect home sales in SD County eh?! We have had 45 days of 2011 under our belts and most of those days were crystal clear sunny 70+ degrees, realtor days. Does biz drop in half during rain here Jim?

   2. Availability to show

   Jim, I’ve looked at lots of houses that after a tour were 20%+ overpriced.

   People will come if you are priced in a target basket, but that doesn’t mean that your pricing is rational (and I’d say within 10% is rational). Plus I’ll submit an offer with a target price far below 90% list.

   I’d add this; Sellers, if nobody is looking at your house pull it from the market. Dropping prices is how you go into a death spiral.
