With 8 of the next 10 days forecast for rain, I had bet that has to effect home sales in SD County eh?! We have had 45 days of 2011 under our belts and most of those days were crystal clear sunny 70+ degrees, realtor days. Does biz drop in half during rain here Jim?
It’ll keep the amateurs huddled around the coffee and doughnuts, complaining about how bad the market is, and how they haven’t sold a house in a year….
Please fill me in. Selling a house successfully has which components:
1. Price
2. Availability to show
3. Good MLS pictures/walk through?
4. Underwear Gnomes?
Seriously looking for the right answers as you see them.

Jim, I’ve looked at lots of houses that after a tour were 20%+ overpriced.
People will come if you are priced in a target basket, but that doesn’t mean that your pricing is rational (and I’d say within 10% is rational). Plus I’ll submit an offer with a target price far below 90% list.

I’d add this; Sellers, if nobody is looking at your house pull it from the market. Dropping prices is how you go into a death spiral.

SD is great, but 500K gets you a pretty good water front in the Tampa area:
