I don’t think it is in the seller’s best interest to “pre-market” a home, but most REO agents insist on installing a for-sale sign in front of their new REO assignments at least several weeks before the price is determined. 

Callers who hear that there is no price get ticked off, and are quick to forget.  Oh, you got their number and you call them back with the price?  They are bored by then, and it’s harder to re-ignite any interest, plus the other agents don’t appreciate seeing you constantly trying to scoop their buyers on EVERY SINGLE LISTING YOU GET.

Wouldn’t it seem better to avoid ticking off buyers and other agents?

    That is one funky floor plan! In fact, that has to be one of the most ‘funky’ floor plans I’ve seen in a while. Second place is that one in ER you had that fronted the golf course (the one that wasn’t upgraded). Had the yellow brick road and ceramic everywhere….what an awful floorplan.

    And that $29mil house across the way is over-the-top. Some of the ceiling treatments are questionable, but overall I like it.

    Jim, do you think that place across the street will sell? I remember you said that you thought it was worth $15,000,000….he lists it for twice that.

    I doubt that he’s going to get anywhere near $30,000,000….that’s oceanfront Del Mar/La Jolla money.

    That is a ridiculous house.

    1. Enter and BOOM staircase and doors.
    2. Completely unneccesary spiral staircase in back.
    3. Two kitchens, with what appears to be the primary one being upstairs…
    4. …right by the only bathroom upstairs. A million dollar house with no bath connected to the master bedroom.
    5. Silly water feature in said bathroom.
    6. …and a silly mural in the bathroom downstairs.

    What a mess.

    The coming soon signs (if they’re up for more than a week) annoy the heck out of me. A week is still stupid, but whatever… I think it’s just a way to keep the DOM stats for that agent down. Or try to.

    I’m amused by seeing high prices for these “homes with an ocean view” (even a mile away over rooftops sometimes). I’m on the East Coast, third house from the beach. $250/sqft.
