    It’s looking like a race to the bottom and no one really has an answer. Sorry you are dealing with such a mess. This is gonna take a while to sort out

    Seller’s lawyer, listing agent’s lawyer, buyer’s lawyer, buyer’s agent’s lawyer all go into a closed door conference and emerge with a deal where everyone except the lawyers lose.

    And no, I do not have an answer.
