If your listing doesn’t sell, or your listing agent withdraws it and then ‘refreshes’ it by inputting it a second time into the MLS, don’t be surprised if your phone starts ringing around 7am the next morning – and ring non-stop for hours, days, and weeks.

While the listing agents might get a little frosty, they probably won’t do anything about it. Of course, there isn’t any MLS police either, so these solicitations run unabated – you will literally get dozens of calls and mailers, plus agents knocking on your door.
If lawyers want to chase around realtors for all the scummy things that happen, they will be busy!
An off-market property we own had a broken Zildoe price guesstimate. My not published phones were bombarded by agents fishing for listings thinking we were ignorant as to the true value. Eventually they slowed when I said “Here, let me help you. The price is way off and the leads list you bought for our information is wrong about everything.” If there was any push I added “You are calling from a spoofed number asking to enter a half million dollar contract. Not going to happen.” Some still did not get it.
The lawyers aren’t chasing individual realtors unless they have individual clients. The big money is in class-actions against deep pockets, like realty companies or the NAR. Dig up an NAR or company bulletin providing hints on how to collect off-market listings (i.e., the opposite of what Jim posted here), and they’ll be off to the races.
