Today, we have the highest number of active listings of the year, and the lowest number of pendings since the first week of February. There were only 17 new pendings since last Monday, which is the lowest weekly total since the beginning of January.

In my neighborhood a few sellers saw the mini-surge in April/May and listed aggressively, pricing their properties too high above the Feb/March comps – those homes have been sitting going on 3-4 weeks now. Those that listed around this time and priced their offerings right (3 of the 6) went pending pretty fast. I wonder if the rest are considering a price reduction to re-generate buyer interest?
