There are still some head-scratchers out there.
This just closed on Friday for $3,400,000 – which was $10,000 over list – but it looks like a fixer inside and out compared to the only other Bressi Ranch house to sell above $3,000,000:

SDSU assistant Chris Acker just made us aware on @JonAndJim that over 50 former Aztecs that played for Steve Fisher and Brian Dutcher will be at the Final Four on Saturday. What an incredible bond.
Because few people service a mortgage for all 30 years (they get divorced, refinance, move or die), mortgage rates are compared to the 10-Year Treasury Note.
While Treasury yields have fallen, mortgage rates are stuck in the mid-6% area.
Huge spread vs. 10-year = 304bps.

That is a “big ass 2006 bomber.” Could not give those away back then.
OMG this is the early 2000s “Bomber” defined.
I’d propose a new metric. Hallways per total square feet. The sad part is there is little you can do to recover those hundreds of square feet of living space given over to hamster trails.
If I were the seller. Scrape the backyard. I’d bet a blank slate would command a greater price than having to deal with all those dot dot dot features.
Sorry for a second comment but “Gated” is a huge attraction to a subset of the qualified buyer cohort.
I never understood “gated” as needing a gate was almost an admission of being in a neighborhood where you weren’t comfortable.
