Would love to get your opinion on of those 57, how many are viable buyers in today’s market? In other words, of a pool of 57 in this case, how many are financially qualified, willing to make the compromises in neighborhood, home size, finishes or the other items on their wish list they won’t find in today’s shortage, and will be motivated and flexible enough to match up with and win one of the few listings out there?
In my market, every agent talks about the “buyers” they have but in my opinion they’ll be lucky if one in five of those actually goes to contract. The others are after properties they’ll never find, or don’t have the financial resources to win in multiple offer bids, or will learn too late they should have made a deal today because prices are moving away from them and they can afford fewer options each day.
There’s always been some of these buyers out there. As well as agents who think a person with a heartbeat equals a sale, but agents with a stable of buyers that will not enter a transaction for one of these reasons is the norm and not the exception today.
how many are viable buyers in today’s market?
On this home we’ve received five solid offers, all over the list price. Plus there were probably five others that were close to making an offer – out of the 200 who came to see it, so 5%?
B-list: Those who just got priced out, those who hope to move up or down, and those who just got started looking. All need to calibrate and rise up to the desperate level to be able to compete. Most won’t get there.
C-list: Gawkers and neighbors.
