    no dogs or cats?! heck, it doesn’t even look like they had kids it is so fresh looking!!

    and the kitchen?? new back splash, new counter tops, and reface the cabinets……booom!!! it will look brand new for minimal cost.

    Yeah, that’s what I thought too. The agent on Deer Ridge did the same thing (raise the list price to the sales price when marked pending) which helped bring it to our attention how hot it could be for us. It closed last week – just in time for me to mention it to agents as a comp:

    It listed for $1,665,000 and closed for $1,775,000. Scott was great to bring me a sandwich, but he was also gracious to give me his opinion on the difference between comps in North 4S vs South 4S. He thought they are comparable, with the only differences being South 4S is older (2003 vs 2010) when ceramic tile was the standard, and their Mello-Roos is lower ($254/mo at Deer Ridge vs $612/mo at my listing). North 4S being newer had granite as standard equipment and improved floor plans, but a little further out.

    This was bigger than mine and sold for $200,000 over its list price of $1,550,000 – it hit the market on the first weekend of 2021:
