My top 3 are downstairs br/ba, kitchen remodel, and office/game room.

Just spent a Lexus on my kitchen remodel.

To be fair a lot of the expense was past the walls as house improvement. New code plumbing, new code electrical, remove the soffit, repair poured floor.
When we “show off” the space, the first reaction is “polite nice.” Then we show the features and efficiency and multiple work triangles and traffic flow and then the in cabinet lighting and easy access to every item they start to light up.
Interestingly Villa’s #1 suggestion; “backyard deck” I did this spring before his #3 new kitchen. That wasn’t expensive enough to keep careful track.
