    I ain’t no expert on the new laws Gov. Qualified Sociopath recently helped put into effect regarding speeding up housing by eliminating “legal barriers,” but I’m gonna bet we’re gonna see a lot of strange things in real estate builds for the foreseeable future, including wall barriers remarkably close to homes, and rock candy gardens outside of master bedrooms.

    Over 900K for the cheapest at 2300 sq ft with no extras and 5 ft yard…wow, In my opinion the best buy out there for new construction is Estancia at Cielo in rancho santa fe…new construction I think they still have 2 at 3900 Sq + with big land at about 1.2 and they have “forever” views. I still like the remaining single story in encinitas new, at the ranch, that is tough to come by so near the beach, but they will probably bump the price from 1.6 sale price of the other one. Thanks for the video..I never realized they could build that close to the lot line.

    If you build out to where you can spit on your neighbors then your neighbors will spit on you.

    The real measure of this will be, “If we build it, will they come?”

    If prospective buyers look at these 5′ setbacks on all sides and respond with a resounding “No!” then the developers will have to reconsider whether this is something worth building. But if they do sign on the dotted line and accept the “no maintenance” option as Jim puts it, watch this become the new normal for many more projects to come. Lots of fun when all your neighbors are watching “Game Of Thrones” on their home theater setups at full volume. “Honey, did I just hear a dragon next door?”

    Either way this goes though, look for these sorts of properties to be the first to drop in value if/when a correction of any sorts comes along.

    How on Earth did they get a setback of 5 feet??? In San Diego county it’s like 35 feet… how is it possible to get such a variance granted?

    Interesting the set back requirements and perhaps another cause of the high prices in ca. Where I lived in Houston, it was with 5 foot set backs on the side and a basically 50x 100 lot, they were called patio homes and built in the 1970s. the front set back was dictated by having space for a car between the garage and the street, back set back was like 15′ in my case varied depending on depth of the house model. On some lots your wall was on the lot line, so an easement for maintenance was included. This size lot did reduce the amount of grass to mow.

    Maybe broker’s should call backyards of that size “Trump Yards,” based on builder’s consideration that if he gets his way on immigration, gardening bills will quadruple.

    Pothead college kids saying, “Uh… edging? That’s gonna cost extra, dude… and cutting down that palm tree… I dunno if I should try that… I’m gonna have to ask my dad…”
