More than 30% appraciation within last 4 years is not bad… The house was probably priced a bit too high at that time. Interior wise, there is not really a lot of upgrades. Yard wise, while it’s not small, it’s very simple (mostly lawn). Location wise, it’s pretty much San Marcos…

Except there aren’t any contemporary houses in SEH like these, and being in the Encinitas school district still has the preferred reputation among home buyers.
Actually even more contemporary houses up in SEH now at prices challenging those down the hill. The schools up there are on par perhaps better now also. The game has changed quickly. It’s been shockingly quick and an amazing turn of events.

We’ve toured them all here on Bubbleinfo TV, and I wouldn’t say they are more contemporary. And I said it very specifically – Encinitas schools are the preferred choice among homebuyers.

The only thing no-name does highlight is just how close the areas are in price. To me this suggest SEH will have a harder time in a downturn, because it’s clearly a bigger run-up. If SEH “challenges those down the hill” and, let’s be honest, it’s apples – apples as far as “contemporary” goes – how does SEH hold it’s value vs. closer to work / ocean / etc? It’s not like anyone actually works in SEH.
