A tour of the most-recent listing of a CV canyon-front home, in DH. I saw the house on Raven Hill that sold for $1.9 million, and I liked this backyard better:

    In my neighborhood the ice cream trucks have spray-painted signs.

    LOL…The ice cream trucks in high-end Carmel Valley are Mercedes!!! Those Dodge Sprinter (rebadged Mercedes) vans are expensive even used.

    Long time since you featured an ice cream truck…wasn’t expecting it to be at a house like this!

    It is a nice yard and with the recent frenzy, probably will sell soon.

    But these prices seem out of line. Let’s say the house itself is worth $875K or $250/sq ft to build at retail prices (I realize this is a Pardee tract home). That means the land value is $1 million. Even with that yard, I just don’t see that as a million dollar lot.

    Alta Del Mar has larger lots available for under $1 million. Granted, many people do not want to build, but it’s a good way to assess the value of a property, i.e. current market conditions to build from scratch.

    The listing agent sure put some great pics of this place online. But could it pull $535 a sq ft? I don’t think so. Carmel Valley ain’t Newport Beach.

    We’ll see if my theory holds up that once people get to 3,500sf they have enough to satisfy their needs. If so, the newness and quiet canyon setting will make people forget about price. If they do hit a speedbump, their agent will point to the other two DH offerings nearby that are asking more with inferior canyon settings (and ignore the three priced under).

    Thank you using my prior comment about Carmel Valley as a jumping off point to discuss hyper CV prices.

    A Lexington 3 on the canyon just closed for $1.5m. http://www.sdlookup.com/MLS-130003931-5780_Brittany_Forrest_Ln_San_Diego_CA_92130

    Comparable Derby Hills and Lexingtons are currently listed on the MLS for $1.895-$2.195m. I just don’t get it. I see all of them still sitting on the MLS. Wonder how long it will be before they “get a clue”.

    The house above you did the video on has a superior lot so may get a premium price.
