Agree - and if buyers back off, the worst thing that will happen is a prolonged stagnation. Because future sellers are going to want these prices or more, and they will be willing to wait until they get them.
@Bubbleinfo I'd call it "price risk", not "bubble risk". Price declines are possible (maybe even likely in some areas), but cascading price declines require loose lending (forced sales), and we aren't seeing that.
SD is gorgeous, right up there with SF as one of the most beautiful cities in the U.S. LA? Not so much. Sigh.
I went to san fran not that long ago and they have an epidemic homeless problem. They must give out a lot of freebies in that city. I did not feel safe there at all.
