Just Beginning To Show

The average pricing is climbing steadily now. If it weren’t for the dip in January, the NSDCC monthly average would have been over $400/sf for six months in a row. This month is already at $426/sf!

With most of the recent higher-priced sales just starting to close, we can probably expect the NSDCC average cost-per-sf to be in the mid-$400/sf range by summer.

    Looks like our Nov 2011 purchase which would show in the DEC 2011 stats was dead bottom of recent North SD Coastal.

    As you told us then….Nice Buy!

    Yes, I’ve completed 50+ sales where I represented both seller and buyer.

    As listing agent, it’s my job to be agressively marketing to buyers – if you were selling, wouldn’t you want your agent to be doing the same?

    But most agents still work the 3P System – put a sign in the yard, put the lockbox on, and pray that offers magically roll in.

    There are agents who have been in the business 20+ years who have never represented both seller and buyer in the same transaction. It’s a great question to ask the realtor you are considering to be your listing agent.

    Everyone asks questions before hiring their agent…..right?
