Pardee has a problem making a product at feels it deserves that price point. Just feels like a bigger tract home from pacific highlands. I personally feel Toll bros does a much better job with the wow factor for $1M+ homes.
I just don’t get it. What is the appeal of this house? It might make sense if you have a BIG family (4-5+ kids), but for everyone else the amount of unnecessary space in this place is almost comical. This much money would get you something nice in Del Mar (the real part of it) or La Jolla. I bet almost everyone ends up spending their time in the one family room adjacent to the kitchen anyway. Given recent demographic trends showing people want smaller, one story houses closer to the city, I wonder if the builder might be making a mistake with these?
