    So Jim, in what neighborhoods in north county coastal can you find a decent sized house with good schools for $1M?

    Everywhere from Carmel Valley to La Costa Ave is in the Encinitas/San Dieguito school districts, which are considered the best around. In most of the older areas there aren’t any kids, just empty-nesters, so families with kids tend to gravitate to the newer tract homes.

    Because it tends to get more expensive as you go south, here is an estimator of what to expect for approx $1,000,000:

    Carlsbad = 4,000sf La Costa Oaks/La Costa Valley
