At the close of a presentation to a large audience of real estate agents today, I was asked to succinctly compare the Manhattan sales market of 2020 to the potential for 2021. Upon reflection, I said that 2021 had the potential to suck less.
Great potential for sure. Did you walk the lower part of the property?
I bet they admired the plants… then smoked them.
The lower part? I was there yesterday during the high winds, and had to get out of there fast before the house blew down!

Yep – I’m just not sure we could get it cheap enough!
You are probably right, although many of our best deals we buy are because the owners priced it to high in the beginning and lost the momentum that happens in those first 30 days.
They then reject the first offer (which is usually the best) and each subsequent offer that gets lower and lower until one day they wish they took the first offer.
They then get sellers fatigue and sell it for much less than they would have otherwise.
