Terramar is my favorite neighborhood in Carlsbad.
It is about 300 houses within two blocks of the beach near Cannon and Carlsbad Blvd. where you find older houses on 7,000sf to 11,000sf lots with no fees and just a bunch of great neighbors.
It’s also where the nickname “Jim the Realtor” was born. I was re-selling my old house in 1995 and was beseiged with so many visitors at open house that I started identifiying myself as Jim the Realtor so people knew who was in charge. CB Mark was there, and can verify!
I should’ve moved to SD instead of LA in ’88; at that price we could’ve been neighbors!

Jim, that view is amazing, but I like your current house much better. You inspired Jenn and I, and we’re very happy with our new digs.

Hot Dang! Comments are back! (Not that I’m a prolific commentator, but I did enjoy the insights of some of the ‘regulars’). I understand that with the relative anonymity of the internet, Jim must spend a fair amount of time cleansing them from idiots and spammers.
Anyway, you betcha I can attest to having met JtR at an open house in Terramar. It has led to his becoming my “realtor for life” – a phrase he aptly coined.
I can also say that I wished I had bought that house…God is not making more property near the beach as they say. As a (much) younger home buyer at that time, I had a hard time seeing past the grease on the living room carpet left from a tenant’s motorcycle engine rebuild, and the permeating “Eau du Bongwater” fragrance that the carpet effused.
The flipside to beach living is the ever present humidity and salt air corrosion of all things metallic, and in the summer, the parking situation. Well, that’s how I rationalize anyway.
In any case, JtR found us a move-in-ready house a few miles away, and we’ve been there since. We bought another property through Jim and have recommended him to friends and family as well.

We stumbled across you at the time you sold your old house here too, you had it open and had your signature “Chalk Board” message signs leading us to the open house from the coast highway. The person who bought it did a pretty extensive remodel if I remember? Yeah?! Nice to see the comments back.
