Jim, I showed this home to a client on Friday. Their feedback — great location but no grass in back yard for dog and would prefer downstairs bedroom. I suggested putting access gate on metal fence so their dog could have the entire canyon to roam. I’ve seen this in similar locations. This home has been on the market for almost a year … should be attractive to someone at this price.

Couldn’t snark on this one because of the seller being within earshot, eh? I know it’s Crazy Valley, but $400psf for a place with near zero interior upgrades??

Very nice location, nice view, gets great sun, great school (Sage Canyon), up high/newer CV area. House had 2 issues:
Biggest issues was no downstairs bedroom (although that 3rd car garage has potential to turn into 1, but there is no downstairs tub or shower currently).
They previously had some relocation restriction requirements which I think hurt their ability to sell…hoping they have removed those.

Nice place…but it sold for $480K when new. Still amazed that Carmel Valley still fetches almost double the prices they sold for in 2000.
