Not sure what to say about that one… at least it’s under a million? Looks salvageable. Some of the houses up there have awesome views; I take it this one doesn’t, otherwise you would have highlighted it.
How much to make it nice? $100k or so?
If you can get the flipper kitchen off the boat from China for $10,000, it should cover the whole kitchen – it isn’t that big.
Change the current master bath into a walk-in closet, and expand the bedroom out towards the backyard to add a new bath. Roof, walls foundation. $25,000
New carpet and paint – nicer = $15,000. Ceiling texture removal = $2,500 Courtyard construction $15,000 Roof = $12,500 Misc = $15,000
Total = $100,000 and you have a like-new house that will last you 10 years without adding improvements.
Backyard is nicer than most, and is a draw. But you do have to be a pro at pulling out of the driveway.
