My guess is it closes for $900,000. Encinitas has been hot lately and that ugly/funky teardown on Sunset went pending at $1.35M or so).
I think it’ll go quickly….and Encinitas Highlands has such low turnover. Very much like west of 101 Encinitas south of Leucadia Blvd to the Self Realization fellowship. My favorite stretch is from Moonlight to about the Pannikin.
But nothing sells there. A lot for sale on Neptune, but not much on the market for the non-oceanfront homes west of 101.
A million dollars seems like a lot for an outdated track home next to a not so glamorous neighbor.
People in s. california seem to live in a fantasy world when it come to real estate. That home to me would be 300k max.
All the cabinets are outdated as well as countertops, appliances, flooring, lighting etc. You basically need to tear out everything except the sheetrock.
House is worthless. I hope no one pays that and moves in. If so I have lost all hope in ever buying in that area.
Is that in the coastal zone where tearing it down would require the coastal commission hassle?

$150k to high on price. As it sits you could easily spend $75K on a very basic renovation, but the floor plan and curb appeal are atrocious so why would you invest over $1,000,000 for an ugly duckling w/ a 1.5 car garage on one the Highland’s lowesr sitting lots with no view potential?? Location, location, location only goes so far.
