Auntie Agent has been a great friend to the blog, so when she told me about her friend Ray getting this new listing of a 1915 classic in University Heights, I had to take a look.

It is open Sunday, February 26th from 1-4pm:

    What do people do with their stuff in those historically correct vanity-less bathrooms? I suspect that they may just bring in those clear plastic tubs to keep everything in?

    Otherwise, very cute.

    Amy’s question reminds me, I’ve got a vanity-less half bath in my house (pedestal sink). I need to figure out how to add a cabinet to store stuff like extra toilet paper. Thinking maybe a very shallow cabinet on the wall above the toilet, but it’s hard to find a examples of bathrooms setup like this to emulate.

    I used to live right around the corner. Very nice area and views, especially down along Madison Ave where you can look down on Mission Valley. The nighttime views are spectacular. It’s very quiet and peaceful there. People take pride in their homes all around that area. Lots of people doing upgrades too.

    I’m drooling. Do the push button light switchs mean the house is still using knob and tube wiring or were the switchs kept for effect?

    Love that old stove in the kitchen, love it, love it, love it.

    When I lived in an old house (1919) without a vanity, it had a linen cupboard with drawers on the bottom half and another built in corner cabinet that was about four feet tall. The drawers were actually triangular. I kept all of my girly stuff in those two spaces as well as towels, sheets, and toilet paper in the linens area.

    It’s too bad I already sold my right kidney to try to buy the last craftsman or I’d be trying to sell the left one for the down payment on this house. 😆

    I love when you share gems like this, JtR! It looks ridiculously peaceful too. And the orchard tree is the cherry on top.

    All those people coming in for a look in only 10 minutes while you were there was crazy. The open house on Sunday is gonna be a frenzied zoo of wanna-be buyers! I hope you can report back and find out how many folks actually showed up. I bet there will be an offer no later than Monday…

    Thank you Jim for checking out the house.

    The light switches do work. The Wedgewood stove works. The cookies where baked in it today. There were over a hundred people at the open. The house was well recieved. The canyon is a highlight. It has multiple levels meandering into the canyon. One of which stretches out onto the canyon. Sitting out there watching hawks soar, makes one feels as if your floating in the middle of it. Very serene. It is located on a beautiful half circle street, with great neighbors, and is highly walkable to Park Blvd. or the Uptown district/Vermont street bridge where all the action is. A real treat to see.

    Jim, that’s a beauty. I see a few that nice every year in my part of Sonoma County, but only a few. There is one 1924 farmhouse coming up next month that’s a gem. Small, at about 1,000 sq ft but it is on 2.5 acres and the location is as good as it gets. It will recieve the same kind of interest and will probably sell to someone from SF for a little less than $700k. If you ever make it up this way I’ll get you into a 3,000 sq ft craftsman built by a mill owner. I doubt that one will ever be for sale, in the same family 60 years now.

    A couple of questions about systems in the house, has the electrical been updated or is there still knob and tube in use, and is it 120 or 240 v service (2 or 3 wires)? Second in that vintage of house the pipes were likley originally lead ( recall that the term plumbing comes from plumbum the latin name for lead). One would suppose that these facts should be disclosed.
    This is of course the down side of an older house, it may look great but the systems may be no longer really safe.

    Hopefully I don’t jinx the sale but it is showing pending on sdlookup. Hopefully they got their price … definitely a sweet house.

    The interest was incredible. There were multiple offers and it is going for well above asking and for all cash. The location and the siting of the house were key factors in generating this demand.
