Maybe add a ceiling fan to help balance out the temperature, replace the mirror closet doors with plain doors to avoid scaring myself each and every morning ( 😉 ), and it would definitely be ready for an immediate move-in.
Could this also work as a rental?
Is the back of the stove taller than the counter bar? Looks a little odd.
Some of my pet peeves are in this one.
The seller should clean the tile grout. New carpet and a new stove with dirty grout makes a house look like you are putting lipstick on the pig. First thought: is this is a rental the seller is trying to unload?
The seller should spend the extra $200 and put the slide in range in the kitchen. The upswept back looks like the seller cheaped out.
Clean the tub tile grout in the corners in the master bath. Hmmm…is there water damage behind that tile?
You are right on target with the indoor-outdoor living space flow. The seller should trim and blow the back yard where the patio could go. Maybe suggest a patio with a couple of inexpensive chairs with a side table.
Just my thoughts. I’m sure you priced it right for condition and location and you will put another notch in your sales belt very soon.

It isn’t enough to make me not notice that the stove doesn’t fit, though. #3 AI has good points. Little things like wall plates that don’t match would cost the seller almost nothing to fix, but would reduce the number of “not right” things that can distract a potential owner-occupier from the positive aspects of the house. It’s nice enough, but there are a few things that a prospect can focus on and decide to look at another property.
JtR, you see a lot of properties and buyers. Are many buyers as fickle as I think they are? Does a seller’s effort spent making a place sparkle as much as possible pay off in quicker sales at better prices?

That is a rather nice floor plan, a good use of 1600 sf. That post in the great room is odd – the space would have been so much more open without it.

Into ever life a little rain must fall, but do you want it running into the house? There is a whole lot of slope going on and a minimal usable backyard.

People have no qualms about complaining about my listings, and that’s why I am so guarded about what I share here. If you click on ‘Jim’s Lisitngs’ you’ll realize that I don’t talk about 90% of my business. The 10% that get discussed I know will be heavily scrutinized, and I take a chance that my clients won’t know or won’t mind.
I know in #6 you ask a question but it seems that you already know the answer. Yes, sellers are doing themselves a favor to spruce their house up but they have to go all the way.
This particular house is a half-er; they went half way, and I’ll have do the rest. They may end up taking less than they would have if they would have gone all out, but people have budgets. This was an appropriate investment – just enough to gget into the salable category.
I’m going to take that back.
I’ll answer the question. Yes, the extra sprucing does pay off – more buyers are attracted and that’ll mean a faster sale. It probably won’t sell for more money, or at least not much more, but it does ensure a quicker sale.
I have great frustrations about the blog, and I need to upgrade. I don’t want it to sound like I have a beef with what YetAnotherMike said, because I want to keep it open to general comments. I get ticked at the personal shots taken at me, but Mike’s comment wasn’t pointed my way, and I have to keep my head straight.
In addition, I need to add an edit button for readers, just in case you want to adjust what you said.
