We’ve seen some cool, hip, trendy homes in DM Terrace, where you don’t get the typical 1970s look that you see in Del Mar Heights. A little further up the hill you get decent ocean views and good southern exposure, but eclectic is putting it mildly. This sold for $1,214,500 in May, 2006:
I know this area pretty well (has pros/cons). For 1.2M I think there are better walking-distance-beach options on the market.
But like JTM says, under 1M and you will get some action.
Then again…how much premium does one place on walking distance Albertos!
I agree… priced a little lower (under $1 mil) and this would find a buyer quickly.
I love Del Mar and I’ve always wanted to live in that area, but getting in and out during rush hour looks stressful. Question: Did the new road construction on I-5 near the Carmel Valley Rd exit help solve the rush hour stack ups?

For that particular location traffic isnt that bad-you will get weekend beach traffic but nothing too complain about.
The new construction helps a ton for those two Carmel Valley exits. But I can also tell you first hand that much of the traffic improvement is a direct result of the downturn in the economy and many works simply going back to Mexico over the last couple of years.
Freeway noise is an issue all around there…as is break dust.

GR…thats a tough one depending on where one is located in DM Heights
Recall that noise will go in the direction of the wind. During Santa Ana winds you will barely hear the freeway in Torrey Hills east of the freeway!
One other thing…from personal experience and from others I talk to, it appears that (for whatever reason??) Del Mar/Torrey Pines area seems to have many more days of coastal marine layer than say Ocean Beach. No idea if there is science or geology or whatever behind this, but from my experence it appears to be true.
When you have marine layer apparently that changes the air density (water droplets?) and can make traffic noise louder (or carry further- vibration?). But I have noticed unbelievable differences between santa ana days and marine layer days.
