Yikes. It’s going to be very difficult finding a buyer at $291K. Would be a decent rental/income property, but they would have to knock the price down quite a bit.

Is it possible to do an underpinning on that slab? Does that work here in California? I don’t have enough boots on the ground experience to know if slabs not on a hill could/should be underpinned.
In my experience, underpinning is only about $150/linear foot. Seems reasonable solution.

@ Chuck, done it for even less here, have even done it on raft foundations on clay (make a bigger raft)……just use your rebar properly and do it in stages. As Jim says “there’s nothing price won’t fix”
Oh and hire a good engineer!

Sierra Morena is like a tale of two cities. The lower end is crowded and has a ghetto feel to it. Whereas, at the top of the hill the homes are bigger with bigger lots.
